If somebody said you will get 100% financing, I would probably not believe him. But Spanish banks can actually lend 100%.
How to get 100% financing:
If you buy a property from 1MEUR and have a wealthy profile, let’s say 150,000€ in salary, 300,000€ in portfolios, 1,5MEUR in real estate assets. You have big chances to get 100% financing with interest only, during 10 years from a private bank.
In exchange, you have to deposit 60% of the purchase amount in a pledged portfolio with the lending private bank.
Why is this interesting?
- You put no money into the house, but 60% into a portfolio.
- The portfolio can give you a yield (ROI).
- You have a great cash flow since you don’t pay amortization.
